Population Increase & Economical Outlook
The Town of Caledon is currently home to over 80,000 people which is forecasted to grow to over 200,000 people by the year 2041, while employment numbers are forecasted to increase from 40,000 jobs to 80,000 in the same time period. The rise in population along with more employment opportunities in the upcoming years will make Caledon an even more desirable town to reside in all while increasing the demand for housing.
Connectivity & Transportation
With easy access to Highway 410, commuters can seamlessly access Highways 407, 401 & 403, making travelling throughout the GTA a breeze. The town is also set to enhance its public transportation system with the upcoming Caledon-Vaughan GO Line, which is set to serve approximately 1.3 million people. Additionally, the towns proximity to Brampton also means having convenient access to GO Transit and the Brampton Bus Transit system.
Caledon is a part of Peel Region which has been experiencing tremendous growth. It is estimated that the region will need over 277,000 new homes by 2031, but will only be able to deliver an estimated 102,100, leaving a shortage of about 174,900 homes. This will lead to increased demand which will put upwards pressure on real estate values and rent prices.
